Integral Cradles is pleased to announce the successful installation of a custom-designed Building Maintenance Unit (BMU) at One Exchange Square, one of London’s most distinctive office buildings.
The installation process, completed over three days, required meticulous planning and the use of a tower crane to carefully lift the BMU into position. Aluminium towers were employed to provide safe and reliable access throughout the operation. Thanks to the expertise of the on-site team, the process was completed without issue, and the client expressed their satisfaction with this milestone being delivered on schedule.
The 13-storey office building, designed by Fletcher Priest Architects, will deliver 428,000 sq ft of high-quality workspace and 15,000 sq ft of retail, fronting both Bishopsgate and the newly redesigned Exchange Square. With over 34,000 sq ft of biodiverse terrace environments accessible from every floor, the building blends modern design with an emphasis on sustainability and accessibility.
The bespoke BMU, designed and installed by Integral Cradles, plays a key role in the building’s long-term maintenance strategy. Engineered to accommodate the unique geometry of One Exchange Square, the BMU ensures safe and efficient access to the facade for cleaning, inspections and other essential maintenance tasks.
The building itself sets a new standard for sustainability in office design. By retaining 90% of the existing structure, One Exchange Square achieves a 50% reduction in embodied carbon compared to a typical new-build office of its size. It is fully electric, targeting Net Zero Carbon in operation, and boasts exemplary ESG credentials, including BREEAM Outstanding, NABERS 5* and WELL Platinum certifications.
Now in the testing and commissioning phase, the BMU is undergoing rigorous checks to guarantee optimal performance and reliability. Once fully operational, it will provide a vital solution for maintaining the external features of this high-profile building.
