Integral Cradles, a leading provider of specialist façade access solutions, has successfully completed the installation of a new building maintenance unit (BMU) at Chapter London Bridge, working on behalf of its client MACE.
The Chapter building is a 39-storey tower comprising a new purpose-built 905-bed student accommodation asset located near London Bridge Station. The development represents a significant addition to the area’s student housing provision and required a bespoke access solution to maintain its complex façade.
Impressively, the installation at Chapter London Bridge was completed in just two days, highlighting the precision and efficiency of Integral Cradles’ specialist team. The BMU is specifically designed to navigate the building’s complex façade, running on 23 metres of twin tracks and featuring a maximum reach of 23.25 metres.
The BMU system includes several key features:
- An auxiliary hoist unit with a 1,000kg capacity, providing additional lifting capability for maintenance tasks
- A twin baby cage cradle for flexible and safe access across all areas of the façade
- A ski arrangement to tackle the undulations of the façade with ease

Following the installation, GIND UK, Integral Cradles’ maintenance partner, is providing ongoing maintenance services for the newly installed BMU system, ensuring the equipment continues to operate safely and efficiently throughout the building’s lifecycle.
The Chapter London Bridge installation represents the first of two BMUs being delivered for MACE as part of a dual project in the area. The second installation at The Edge, a neighbouring site, is also scheduled for delivery in 2025, further demonstrating the strength of the partnership between the two companies.
